I recently had a home under contract to purchase. Was I ever glad I advised the buyer to have a home inspection. The home has a lot of remodeling done. Including some addition and rearranging of the floor plan. Cosmetically looked good.

The inspector found some plumbing issues with drain connections to the sewer. Instead of using a T connection they had cut a hole in the sewer pipe and placed the new drain pipe to sit on top. Sewage overflowed onto the ground under the floor.

The kitchen floor had new ceramic tile. From underneath the inspector found they had not replaced the rotted floor joist and subfloor. They had just covered over all the rotted wood. The floor was already settling. Probably what caused one tile to crack.

The air condition duct work was lying on the dirt creating a sweat condition. The insulation had already rotted thru. Two vents were not connected. The air was cooling underneath the floor.

Electrical wires were connected in a junction box lying on the ground with no cover. Exposed connectors for 220 volts. The water heater was new, but only one element was working.

Probably looking at repairs of about $8,000. We had added a contingency clause to the purchse agreement the buyer to be satisfied with the home inspection and resulting repairs. How do you spell relief?
